Caldera Springs stands out as the Pacific Northwest’s premier residential resort community, just 15 miles south of Bend. Built in a low-density setting of over 1,000 acres of stunning landscape with towering ponderosa pines, Caldera Springs offers four seasons of endless adventure. Owners and guests staying through Sunriver Resort Vacation Properties can enjoy a range of amenities including new pools, restaurants, bars, lakes, trails, courts for tennis and pickleball, and so much more.
Exploring Caldera Springs immerses you in nature. Take in the fresh forest scent of ponderosa pines while walking in filtered sunlight through their majestic canopy. Listen to the sound of the falling water that fills the many streams, ponds, and lakes. See the multitude of birds and wildlife throughout the community. Nothing makes you feel more like a local than being able to enjoy miles of walking and biking trails that connect parks and neighborhoods to the popular amenities — a feature that has helped make Sunriver Resort and Caldera Springs such popular vacation destinations. From cabins and homes to aquatic centers and restaurants, each space embodies a distinctive mountain-luxury style that honors both a pioneering spirit and an innovative future.
Owners and guests enjoy exclusive access to Caldera Springs amenities, including the Quarry Pool, community parks, and tennis and pickleball courts. Those who book their stay through Sunriver Resort Vacation Properties also have the added benefit of access to Forest House, the new community centerpiece designed for gathering and recreation, as well as the Caldera Links golf course, rental boats, and courtesy cruiser bikes.
The Forestbrook homes, the newest and most coveted vacation offering, set a new standard for mountain getaways. These striking residences introduce an innovative approach to owning a vacation home, with two well-crafted floor plans — a roomy three-bedroom and a spacious four-bedroom option. Each Forestbrook home features a studio-style dwelling, enabling separate rental or living arrangements, offering unmatched flexibility for owners and guests.
For those exploring other options, the iconic Caldera Cabins provide another outstanding choice. Created with adaptability in mind, these cabins suit both individuals and groups, offering up to five-bedroom suites, each with its own private entrance. With such diverse and high-quality options available, vacationers are sure to find their perfect mountain retreat.
Each vacation rental option offers everything needed to make it the ideal base for any Central Oregon adventure, from hitting the links to skiing at Mt. Bachelor, just a short drive — two turns and 20 minutes — from Caldera Springs.
Homeownership within Caldera Springs offers a multitude of benefits. Beyond access to the incredible amenities, owners have the opportunity to earn rental income through a full-service vacation rental program. Forest House is a new gathering and recreation center, offering aquatic experiences for every age and mood. Families can splash and play in pools, while those seeking peace can retreat to a dedicated adults-only area. Soak away stress in hot tubs, meander along the winding lazy river or embrace that competitive spirit on the thrilling dual-racer water slide. For a touch of luxury, claim a private cabana — a personal sanctuary complete with curtains, spacious lounging areas, and ceiling fans that create a cool atmosphere on warm days.
Inside Forest House, Piney’s bar and café serves guests craft cocktails, local beers and wines, and snacks with full poolside service. The Family Room, a place to gather and relax, features shuffleboard, arcade games, jumbo Scrabble, and downsized bowling lanes called duckpin lanes. Forest House also features an extensive gym and fitness center with convenient locker rooms, ensuring that there’s something fun for everyone.
Adjacent to Forest House, Forest Park features a variety of recreational amenities for all ages. Enjoy six new pickleball courts for friendly matches, or let your dog romp freely in the spacious dog park. The park also includes a dedicated play area designed for children and a designated sledding hill for winter snowfall fun.
The Lake House, long admired for its panoramic views over Obsidian Lake, has undergone a stunning transformation. This reimagined community centerpiece now stands as Central Oregon’s most coveted waterfront dining destination. The living room has been reimagined as a lodge-style bar and lounge, featuring a fireplace and a warm, inviting atmosphere perfect for relaxing and socializing. The former game room has been converted into a grand dining area, where guests can enjoy breathtaking views of Mt. Bachelor while savoring locally sourced cuisine. Outdoors, a cozy fire pit surrounded by seating invites guests to enjoy al fresco moments and the natural beauty of the surroundings. Also outside, Shore Shack offers lakeside dining from dawn to dusk. This outdoor bar serves coffee and pastries in the mornings, providing the perfect start to a day by the water. As the sun climbs higher, Shore Shack transitions to lunch and dinner options, allowing guests to savor meals with a view throughout the day.
Those offerings are crafted by Chef de Cuisine Krista Matheis, a graduate of Cascade Culinary Institute, coming from her previous role as sous chef at Sunriver Resort’s signature restaurant, Lodge Kitchen, under Executive Chef Josh Hedrick.
“It has been wonderful seeing so many owners and guests enjoying the completed Forest House and Lake House, along with the additional parks and trails, this summer. The response to the new facilities has been overwhelmingly positive.”
–Krista Miller, Caldera Springs
“Chef Matheis’s vision for the Lake House is to offer seasonal modern American cuisine with Northwest-inspired highlights,” says Miller. “The menu features a range of casual and upscale fare, including high desert grass-fed beef burgers, wild mushroom grilled cheese, Oregon berry salads, seared salmon, bone-in pork chop, and New York strip steak frites.”
Beyond the restaurants and pools, owners and vacation guests will find a wide range of outdoor attractions. Scenic parks and serene lakes dot the landscape, while watercraft rentals provide exciting options for aquatic exploration. To highlight and preserve the natural beauty of the area, Caldera Springs has designated a 220-acre forever-protected wildlife forest preserve. This natural haven is home to a diverse array of wildlife, where local flora and fauna flourish in protected habitats. Spot native birds, small mammals, and aquatic species thriving mere moments away from vacation homes and luxury amenities.
Caldera Springs started in 2006. Looking back on the development, Miller says, “It has been wonderful seeing so many owners and guests enjoying the completed Forest House and Lake House, along with the additional parks and trails, this summer. The response to the new facilities has been overwhelmingly positive. We are so pleased to have been able to add to an already impressive variety of high-caliber amenities in the community.”
