New concept provides for living slopeside in affordable, efficient flex-space with plenty of opportunities for relaxation and recreation.

A generation ago, the dream of owning a ski home or condo in Park City was still financially practical for many. Now, YOTELPAD Park City revives the dream to make it possible even in the current real estate market. The new condo-hotel project rethinks resort living and creates exciting, efficiently designed condos at a smart price. While it sounds like an oxymoron, you can live big while living small.
“The concept is affordability through innovation. There are 144 PADs ranging in size from 340 to 1,000 square feet and they are being sold fully furnished and equipped with all housewares. We are currently accepting reservations for purchase with an entry price of $275,000 and 70 percent of the PADs are priced under $350,000,” explains Todd Patrick, VicePresident of Marketing and Sales for Replay Destinations, the developer. “The PADs feature transformable furniture, which has a long history in Europe, and the Italian company we are using has been building efficient furniture concepts for over 40 years.”
Innovative Concept
Patrick continues, “Some travelers may have stayed at YOTEL locations around the world such as in Singapore, New York, or Boston. YOTEL is a leader in efficient design, guest-interface technology, and innovative social spaces. YOTELPAD, as a condo-ownership hotel, is a new direction for YOTEL, and with it they are introducing a new brand. YOTELPAD Park City is the first in North America, followed by YOTELPAD Miami.”
Because the efficient design concept of PADs and flex-space is so new, Replay and listing agent, Mark Rodeheaver of Berkshire Hathaway, have a showroom at 1700 Park Avenue in Park City to demonstrate the transforming furniture. There you can get a touch-and-feel experience for the sofa, bed, desk, and bunk beds and see renderings that explain the layouts for kitchen, bath, and storage. The idea of flex-space is that rooms shift use from day to night by easily maneuvering beds into place that are hidden during the day in cleverly designed storage spaces.
Patrick illustrates how YOTELPAD Park City plans on creating a full resort experience. “Upon arrival, a valet parks your car. Inside, digital technology in the form of check-in kiosks makes for a convenient and quick way to get settled into the resort stay, and intuitive electronic interface continues throughout the stay with a downloaded app allowing for more time to play and less time spent getting situated. At the ski valet, an attendant provides your skis and boards from the high-performance storage racking system. Then, the walk to the Red Pine Gondola or Orange Bubble Express from the ski valet area is a very short distance, for easy access to the mountain.”
The YOTELPAD concept also dedicates considerable space to social areas, all of which are located on the same floor of the building. The “backyard” features a pool and hot tub with lounge chairs for daytime sunning and firepits for starlight socializing. This connects to the inside areas with a fireside lounge, club lounge, and games room. The social areas continue out to a view terrace where you can take in the panoramic valley views. Other amenities include a gym, steam room, and express grocery for beverages and snacks. “We also anticipate that the village environment will entice people out to explore dining, shops, and nightlife,” adds Patrick.
Canyons Village at Park City Mountain, where YOTELPAD Park City will be located, is part of a recently approved master plan prepared by Replay. The plan unites restaurants, shops, entertainment, and conference space with hotels and residences in a walkable resort village environment with easy access to the 7,300 acres of Park City Mountain.
“The project at Canyons Village will be the firm’s first development of its kind,” says Gary Raymond, Managing Partner at Replay Destinations, explaining the opportunity. “It brings innovations and luxury living at an affordable price to ski resorts. The response from the real estate community has been very strong and exceeded our expectations.”
YOTELPAD Park City will be a great option for those buyers looking for a distinctive way of living at the base of Canyons Village. “To date, those interested in purchasing are looking for a vibrant lifestyle that our mountainside amenities will provide,” observes Rodeheaver. “These properties offer a short walk to skiing, hiking trails, and golf, and the response has been very positive.” Construction of YOTELPAD Park City is anticipated to start in August.
